The Larkin Development Group announced today it is moving forward on its next big project. An $8.6 million mixed-use redevelopment of 111 Hydraulic St., a former brownfield, is set to kick off this May pending approvals by the Buffalo Planning Board.
An innovative 56,000 sq. ft. office space, taking cues from the industrial shed and administration buidling typologies of factory architect Albert Kahn, will be in place by 2012 at a site once occupied by one of Jacob F. Schoelkopf's sheepskin tanneries.
Capital Management Services, LP, will be the sole occupant of the planned office structure, which would be the first new building constructed in the Hydraulics since 1996, when custom packaging manufacturer Colad Group broke ground on a light manufacturing facility at 801 Exchange St.
Preparation of the 3-acre site for redevelopment has been quietly progressing since 2010. The brownfield reclamation project will bring as many as 1,000 employees to the site, framed by the recently refurbished public spaces of Seneca St. Capital Management Services, an early adopter of the revitalization of the neighborhood, was the first tenant to sign on at the Larkin Terminal Warehouse in 2002.

Which street is which in these pictures? I was kind of assuming that the entrance is on Hydraulic since that's the mailing address and the big lawn (hopefully reserved for future infill of storefronts and apartments) is on Seneca, but I'm not sure from the rendering.

You're correct! The entrance is on Hydraulic, very near the intersection with Seneca. The lawn along Seneca is reserved for future infill development. The site is bound by Seneca, Griffin, Carroll, and Hydraulic.
